MISSION OF THE BOARD
The mission of the Board of Directors is to conduct the business of
the Hidden Lake community, with emphasis on the following:
Preserve & enhance the value of the owners’ investments
Maintain the infrastructure as needed
Be financially responsible by providing for both current expenses & long
term repairs & replacement
Improve & develop the common areas, including the lake, pool, parks,
entrance & walking trails, for the enjoyment of all owners
Maintain the natural environment that attracted owners to the community

COMMUNITY AMENITIES
All of our residents and guests are able to use any of the common areas & amenities within Hidden Lake.
LAKESIDE PARK & FISHING DOCK
Here at our Lakeside Park, residents can enjoy our fishing dock, boardwalk, picnic tables, and outdoor grills.
SEASONAL POOL, SPA & BATH FACILITIES
Our pool area is open for the season typically from Memorial Day to Labor Day. There is an in-ground pool, jetted spa, outdoor seating with tables, chairs, and lounges, and a pool house with shower & bathroom facilities.
WALKING TRAILS
Our walking trails are wooded & natural, and will take you along pasture land that adjoins our community.
STREAMSIDE PARK
The small park and picnic area is located along Shoal Creek, offering outdoor grills and picnic tables.

VIEWING PROPERTY FOR SALE
THINGS TO KNOW IF VIEWING PROPERTY
We are a gated community and everyone entering must have a proper gate code and/or vehicle identification tag. If you are wanting to view either homes or property for sale, you must enter with a real estate agent, or property owner. Agents can obtain the gate code from either the listing agent, or owner of the property they are wanting to view.
"Drive-thrus" are not permitted.
BUYING HOMES OR LAND IN HIDDEN LAKE
If you are interested in buying a home or land inside Hidden Lake, please note our yearly POA assessment for 2025 is $675.00 per each lot in the development. Even if you purchase multiple lots that adjoin each other, you will still need to pay an assessment for each lot. If lots were combined into one larger lot, you will still need to pay the assessment based on the original recorded plat for each lot, regardless of how many were combined.

WHAT DOES THE POA ASSESSMENT COVER?
You may wonder why there is a yearly assessment for living in Hidden Lake. This money helps in the upkeep of the community for things such as:
Road maintenance
Operation of the pool & spa during the summer months
Electric for our gates & entrance lights
Common area upkeep
Insurance for the Property Owners Association
Accounting services
Attorney fees when needed
Other operating costs for maintaining the community
VOLUNTEER COMMITTEES
We have several volunteer committees that help keep our community running & looking great!
ARCHITECTURAL REVIEW COMMITTEE (ARC)
This committee should always be contacted for ANY type of proposed building, excavation, changes to structure, additions, outdoor decks, patios, sheds, etc.
HOSPITALITY COMMITTEE
These folks meet with new residents & offer assistance with local info to help them get aquainted to our area better & easier. They also assist with various community events throughout the year.
PARKS COMMITTEE
Assists with clean-up days, seasonal plantings, debris collection, trail maintenance, and other beautification projects inside Hidden Lake.
POOL COMMITTEE
Critical committee for getting the pool & spa open each year. They assist with daily oversight of the entire pool area, and advise the Board of any security issues.
ROADS COMMITTEE
This committee is critical as they handle road safety, downed trees blocking the roadways, silt retention pond inspections, and overall maintenance of the entire road system within the community.

Hidden Lake is situated on approx. 500 acres in McDowell County of NC, 10 miles south of the town of Marion and the I-40 interstate. We have an elected 7 person volunteer Board of Directors.
